Airbnb profit calculator

Estimate one month’s net operating result for one property from your nightly rate, bookings and costs.

What's inside

  • Revenue inputs: nightly rate, booked nights, guest fees and platform host fee
  • Turnover and monthly cost sections
  • Net result, occupancy and annualised summary in EUR

How to use it

  1. Download the workbook and read its instructions.
  2. Use the yellow inputs. Keep formula cells unchanged.
  3. Enter the platform host fee your listing really pays (about 3% split fee, or 15%+ host-only).
  4. The Example sheet is fictional and separate; check results against your own records.
Estimate only, not accounting, tax or VAT advice, and not a promise of income, profit or occupancy. Platform fees are applied to accommodation plus guest fees, matching the common host-fee setup; check your platform’s own calculation. Excludes loan principal, income tax, VAT, one-off purchases and seasonal swings. Tested in LibreOffice Calc, not native desktop Excel. Formula cells are not locked.

When a spreadsheet stops being enough

When a spreadsheet is no longer enough

For a client, we connected booking records, expenses and owner reporting in a custom system. The client saved more than 30 hours a month on administrative bookkeeping and grew its portfolio by 40% in under a year without adding office staff.

Results from one project, not a promise. Growth occurred alongside the change; it is not attributed to the software alone.

ABOUT THIS TEMPLATE

Frequently asked questions

Is this profit calculator free?

Yes. Download the .xlsx workbook directly without an email address or account. It includes instructions and a fictional example.

Does it include the Airbnb host fee?

Yes. Enter the rate your listing actually pays: Airbnb uses either a split fee (about 3% from the host) or a host-only fee (often 15% or more for software-connected listings). The workbook applies it to accommodation plus guest fees.

Is the result my real profit?

No. It is a monthly operating estimate before loan principal, income tax, VAT and one-off purchases. It is not an accounting or tax figure and not a promise of income.

Where do I find my real numbers?

Your platform payout breakdown shows nightly amounts, guest fees and host fees. Your bank or card statements show cleaning, laundry, utilities and maintenance costs.

Has it been tested in Microsoft Excel?

It is supplied as an Excel .xlsx file and was recalculated and tested in LibreOffice Calc, not native desktop Microsoft Excel. Check it in your spreadsheet app before relying on the results. Formula cells are not locked.
