When a spreadsheet stops being enough
Repeated updates across bookings, property care and owner reporting can become hard to keep aligned. Explore the sample dashboard to see a connected workflow.
Try the live demo ↗When a spreadsheet is no longer enough
For a client, we connected booking records, expenses and owner reporting in a custom system. The client saved more than 30 hours a month on administrative bookkeeping and grew its portfolio by 40% in under a year without adding office staff.
Results from one project, not a promise. Growth occurred alongside the change; it is not attributed to the software alone.
Frequently asked questions
Is this Excel template free to download?
Yes. Download the .xlsx workbook directly without entering an email address or creating an account. It includes instructions and fictional examples.
How are occupancy, ADR and RevPAR calculated?
Occupancy is paid occupied unit-nights divided by available unit-nights. ADR is accommodation revenue divided by paid occupied unit-nights. RevPAR is accommodation revenue divided by available unit-nights. A missing denominator leaves the rate blank.
Which revenue and nights should I enter?
Use accommodation revenue net of accommodation refunds, excluding cleaning, other fees and taxes. Enter calendar unit-nights and unavailable nights using a consistent availability policy.
Does it split cross-month stays automatically?
No. Split nights and revenue across months manually. This is an operational tracker, not an STR reporting submission.
Does sample data affect my real results?
Sample rows are excluded in LIVE mode.
Has it been tested in Microsoft Excel?
It is supplied as an Excel .xlsx file and was recalculated and tested in LibreOffice Calc, not native desktop Microsoft Excel. Check it in your spreadsheet app before relying on the results. Formula cells are not locked.
